
New Noida 2041 : Delhi-NCR is preparing for another major transformation as the Noida Authority has officially started the land acquisition process for the ambitious New Noida Project. This upcoming modern city will be developed under the Dadri-Noida-Ghaziabad Investment Region (DNGIR) and is expected to become one of the biggest urban development projects in North India.

New Noida 2041 Spread Across 209 Square Kilometers
According to officials, New Noida 2041 will be developed over nearly 209 square kilometers. The city is being planned with a modern approach similar to Noida and Greater Noida, with a strong focus on industrial growth, residential sectors, business hubs, and public facilities.
In the first phase, the Authority has included 37 villages from the districts of Gautam Buddha Nagar and Bulandshahr. These villages are expected to witness rapid development once the project begins on a large scale.
Farmers to Receive Compensation and Benefits
One of the biggest highlights of the project is the compensation package being offered to farmers. Officials have stated that land will be purchased only through mutual agreement and consent.
Farmers are expected to receive compensation of around ₹4,300 per square meter. Apart from this, the Authority has also proposed an additional benefit of ₹3,800 per square meter. Along with financial compensation, farmers may also receive a developed plot equal to 7% of their acquired land.

Special Team for Land Acquisition
To ensure smooth communication with villagers and farmers, the Noida Authority plans to appoint three Tehsildars for the land acquisition process. Their role will be to handle negotiations, maintain records, and resolve issues related to land agreements.
A temporary office for the New Noida project will also be established near the Eastern Peripheral Expressway to manage project activities more efficiently.
Strict Rules for Illegal Construction
The Authority has made it clear that any unauthorized construction carried out after October 18, 2024, will not receive any compensation.
Officials will use satellite images to monitor every village and identify illegal structures. Only buildings that existed before October 2024 will be considered legal for compensation purposes.
This decision has been taken to prevent illegal construction and land misuse after the project announcement.
Detailed Survey and Satellite Mapping
For better planning and transparency, separate satellite images will be prepared for each village included in the project.
Land records will be organized according to Khasra numbers, and officials will clearly identify developed land and vacant land. A detailed survey will also help avoid future disputes and improve the overall planning process.
Modern Infrastructure Planned for New Noida
The master plan for New Noida includes world-class infrastructure and urban facilities. The Authority plans to develop:

37 Villages Included in the First Phase
The first phase of the project includes 24 villages from Bulandshahr and 13 villages from Gautam Buddha Nagar.
